Opportunity

The Town:

Cabuya is a small fishing village on the South end of the Nicoya Peninsula of Costa Rica. It is located a few miles from the tourist areas of Montezuma and Santa Teresa, and is visited by hikers, mountain bikers, surfers and water sports enthusiasts. (Wikipedia)

Cabuya, Costa Rica is a quaint tiny beach town close to Cabo Blanco Absolute Natural Reserve. Some describe it as what this country’s rural beach communities must have looked like before the tourist boom of the 1990’s. This brings with it a less developed tourist infrastructure and a more authentic Costa Rica vacation. The nearby beaches of Mal Pais, Montezuma and Santa Teresa offer great surfing opportunities while Cabuya can bring you some real peace and quiet. This is why we are calling this project Cabuya Paradise Found. The local government and assigned water contracts have ensured that the peaceful tranquility of Cabuya will persist and that the area will never get as developed as surrounding areas like Santa Theresa. The goal for the town is to have the services that tourists want that provide jobs for the Ticos that will want to live in Cabuya. This will create a symbiotic sustainable Paradise Found.

Just past the opening to our housing development, there’s a dusty rural road that takes you to this beach enclave on the most southern corner of the Nicoya Peninsula. The scenic rural road leads directly to the ocean shores of Cabuya Costa Rica. The road also travels through grazing fields and colorful Costa Rican homes speckled through the landscape. It’s a gorgeous drive that gives you a peek of Costa Rican rural life! It is on this road that we will be building a community of 7 authentic, luxurious Costa Rican homes. Continue on this road 500m and you will arrive at The Cabo Blanco Absolute Natural Reserve. This is Costa Rica’s first nature reserve and a sanctuary for many different bird species. It features a coastal ecosystem made of riparian jungles that transition into tropical dry forests. The hiking trail ends in a white pebbled beach home to an incredible number of brown pelicans (Pelecanus occidentalis) and ocean beauty. During your hike you can sport a variety of wildlife that inhabit both the tropical rainforest and the tropical dry forest. Prepare to see birds, monkeys like the howler monkey and the capuchin monkeys, iguanas, and more. Imagine living right on this beach and within moments of this natural reserve?

The Property:

Just before you reach the road to the beach and the national park will be the entrance to the Paradise Found Community. The property stretches from the main road to roughly 100m from the beach and is a jungle property. Many of the trees will remain to keep this authentic jungle feeling.

The entire property of Paradise Found is 10,000 meters. This lot will contain 7 three or four bedroom family homes and a commercial space (currently planned as a branded grocery store and an ATV rental business). Each home will reside on approximately 1,000 meters of jungle property. The land is rich with indigenous trees and we will preserve as many as we can. These trees attract amazing bird populations and of course monkeys! Each home will have its own pool and will be surrounded by a chain link fence and the natural tree cover to ensure it’s privacy. Each lot will have its own parking spaces as well.

The Homes:

The homes are being built by House Building Solutions (HBS), a Cabuya based company. HBS has built other homes and communities in the Cabuya area including Cabuya Lodge and the Monkey Tree Community as well as other local homes.

The homes in Paradise Found will be the highest end housing community built in Cabuya to date. The vision is to craft beautiful homes that give exPats the luxury, amenities and services they desire while preserving the style, nature and environment of Costa Rica. The homes will be fabricated from natural materials wherever possible. They will be made primarily of stone, natural wood, glass and metal. Rooms will have large windows and sliding doors to outdoor spaces (each bedroom will have a private terrace). The kitchen will have stainless appliances (fridge, stove, microwave and w/d) and white quartz countertops. Each room will have wooden beams with wood taken from the property. The homes will be in a U shape with the main branch containing kitchen, living room, dining room and the side branches housing the bedrooms. Each bedroom has a private bath and there is a powder room in the great room. All homes come furnished (base level) and will be decorated and contain ceiling fans. You just need to move in! All bedrooms and common areas open to a natural wooden patio and the private swimming pool. There will be a covered lanai by the pool to protect from sun or rain or Yoga anyone?

The entire Cabuya – Paradise Found Community is made up of 4 different developments. Each development has resources and activities that are available to all owners and guests within Paradise Found. These include:

Structure

We recognize some of our buyers will want to use this as an investment property and rent it out. We offer two management structures to ease the process of foreign property ownership and management.

Fee structure for management layer :

  • Management fee to the management company = 35% of all rentals (this covers insurance, annual taxes, utilities and repairs of furniture and some appliances)
  • 15% to the booking engine
  • 15% to the party doing guest communications
  • 35% to the owner

Note: if owner is doing the booking directly or the guest communications, they are entitled to this piece of the revenue collected.

Financials:

We anticipate 40% total occupancy for paradise found Cabuya (consistent with other local properties as well as our own). Presently we anticipate renting PFC for $5,000 in high season per week and $3,000 per week in off season. High season is 20% of the year with the rest being low. At 35% of gross, we anticipate rental units generating a$71,000.At 35% that’s $25,000 net revenue – no other expenses for the house!
